The lending question on a Michigan short-term rental comes down to two things: can you document the revenue, and is the property legal to operate where it sits? In Michigan the second question is the hard one, because the best-known cities restrict non-owner STRs.

How short-term rental income is counted

There are three ways to bring the income to the file, from strongest to softest:

  • Operating property with a year or more of history: the trailing Airbnb and VRBO statements feed the ratio straight in. This is the tidiest file there is, and it is exactly why a seasoned, licensed STR commands a premium when it changes hands.
  • No history, lean on long-term rent: the loan qualifies on the appraiser's Form 1007 market rent as though it were a plain long-term rental. In Michigan this is the lane we push hardest, because so many cities restrict non-owner STRs that a deal which works on long-term numbers treats the nightly upside as gravy rather than a bet the loan depends on.
  • No history, run a projection: a handful of programs will take an AirDNA-style forecast after a haircut, usually 20–25% off the top (some cap you at 70–80% of projected revenue), and they tend to want a larger down payment and heavier reserves to go with it.

The Michigan STR map is a northern-lakes story

Michigan's real short-term-rental demand is not in the big metros, it is up north. Traverse City, the Sleeping Bear and Leelanau area, and the Lake Michigan and Lake Huron shore towns draw summer and fall tourism that fills nightly rentals, which is why Traverse City built a defined license regime and then capped it at 2,040 permits. In the metros the picture is the opposite: Detroit and Ann Arbor restrict non-owner STRs, and Grand Rapids gates them through zoning, so the metro STR play is usually blocked or better underwritten as a long-term rental. The lesson we draw for Michigan is blunt: unless you are buying a licensed northern-lakes property or an owner-occupied home, underwrite on long-term rent and let the nightly revenue be upside.
